BMI View: An uptick in economic activity both in Slovakia and in neighbouring countries will boost both
demand and supply in the Slovakian commercial real estate sector. As incomes rise in the country, demand for space to serve the country's retail market will rise, and as the eurozone economy improves so will scope for Slovakian exports, as well was investment from other countries. We see key opportunities in all three segments of the real estate market we cover: office, retail and industrial, as the retail landscape matures, the services segment of the economy grows and as need for warehouse space rises to take advantage of export and domestic demand.
Economic growth is set to pick up, with demand for Slovakia's exports beginning to improve as fellow eurozone economies, notably Germany, grow. In the longer term domestic demand will become an increasingly important contributor to GDP, boosting demand for commercial real estate across the country.
Interest rates are set to remain low, and this will make credit easier to access, improving both the supply and demand outlook. However, risks stem from ongoing uncertainty in the eurozone. Were growth to falter or investor confidence in the currency to fall, both supply and demand for Slovakian commercial real estate would suffer.
