With a focus on the three principal cities of Islamabad, Lahore and Karachi, the report covers the rental industry performance in terms of rates and yields over the past 18 months and examines how best to maximise returns in the commercial real estate industry, while minimising investment risk and exploring the impact of a vast and rapidly grow ing population on a industry already characterised by stagnation.
The key growth areas driven by increasing activity on the part of international investors and the potential of the domestic consumer industry is also explored.
There are still a number of prestigious new developments ongoing in the country (such as the World Trade Center under construction in Islamabad) which should contribute to a continuation in real estate investment in spite of the headwinds. In addition, a recent drive to build political and social relations between Pakistan and the UAE is likely to result in a huge jump in real estate investment in the country, and is already in evidence from a number of developments under way.
Looking ahead into the next fiscal year (FY2012/13, July-June), we expect a recovery in real Gross Domestic Product growth after a two-year slowdown as domestic demand improves on the back of easing domestic macroeconomic conditions. That said, we highlight that the recovery sits on unstable ground, considering the ongoing risk of the government's precarious fiscal situation and lingering energy crisis. As such, our 3.0% real Gross Domestic Product growth projection for FY2012/13 remains below consensus
