As predicted, Sweden's economy is cooling and so too will its booming housing market, along with double-digit construction sector growth. Strong fundamentals will mean the sector remains a global outperformer for several years yet. Immigration will put further pressure on an already inadequate housing stock; a strong major project pipeline, especially in rail transport and social infrastructure, is backed by government and EU funding.

- Sweden's construction industry is easily outperforming the majority of developed states globally. Yet we have slightly downgraded our 2016 construction sector growth estimate to 9.8% (from 10.8%), due to the slowing economy.

- We forecast 7.7% growth in 2017, which could fall lower if the housing market overheats, which is the direction it is heading, although the government is taking measures to cool it down.

- As immigration soars in Sweden, 300,000-500,000 more homes may be needed by 2020, providing a significant boon to the already healthy residential construction sector.

- The transport network is the focus of investment under the 2014-2025 national infrastructure plan, with USD76bn allocated to transport network improvements.
