BMI View: Myanmar's construction sector will grow at a rapid rate over coming years, given thesignificant level of infrastructure deficit across all key sectors in the country. Although Myanmar'sinfrastructure sector has high potential, there are challenges that will prevent construction from reachingits full potential. Some of the challenges include a lack of financing options, regulatory issues andcontinued problems with respect to corruption and transparency during the tender process.

Latest Updates and Structural Trends

-We continue to forecast Myanmar's construction industry value to grow by double-digit rates between2016 and 2019 owing to the infrastructure deficit across all key sectors. However, from 2020 to 2025,growth will be much more muted as the project pipeline begins to slow, with construction industry valuereaching MMK23.1trn.

-The Myanmar government shortlisted 15 firms and consortiums for the Yangon Central Railway Stationexpansion project in February 2016, which will be developed under build-transfer-operate (BOT) terms.In addition, a loan framework agreement for the construction of the country's largest airport, theHanthawaddy International Airport, was also signed in late January. Opportunities for overseasdevelopers continue to expand. The airport will replace the Yangon International Airport as theinternational gateway.

-Myanmar suffers from a severe shortage of affordable and low-cost housing, and new constructionminister U Win Khaing under the ruling National League for Democracy (NLD) will focus on suchprojects over developments on luxury housing, not only in Yangon, but also in other cities. The newgovernment will continue to carry the previous administration's aim of building 1mn residential units by2030 and this will be a key driver of infrastructure growth over the next few years.
