The thirty year-long armed conflict in Sri Lanka ended in 2009. Since then construction industry has posted steady growth. The construction industry has been one of the major contributors in driving growth of Sri Lankan economy and job creation in recent years.
The previous nine years witnessed unprecedented growth in the development of high-end commercial and residential space, hospitality sector development, and infrastructure, which resulted in a record growth in the construction sector.
The government of Sri Lanka drives majority of infrastructure development projects. After 2011, the private sector investment have visibly increased along with the government sector contracts.
Demand for housing in affordable and mid-tier apartments has been posting strong growth. Demand for urban housing is expected to drive growth over the medium term. Similar to other emerging markets, lack of skilled workforce remains a key challenge in Sri Lankan construction industry. Other challenges include high material prices and under developed financial institutions. There is also a shift towards prefabricated construction in the country, especially in non-residential construction sectors.

The residential construction industry in value terms increased at a CAGR of 8.6% during 2014-2018. The commercial building construction market in value terms is expected to record a CAGR of 18.0% over the forecast period. The infrastructure construction was estimated to be LKR 705.3 billion in 2018, posting a CAGR of 8.7% during review period.
